  • Collecting first months rent and deposit from the tenant
  • Arranging signature of the tenancy agreement by the tenant
  • Provide copy documentation to landlord and tenant
  • Provide tenant with method of payment information for future rents

Set-up fee 60% inc VAT (of the achieved first first months rent)

Rent Collection Fee 8% inc VAT per calendar month, gross rents due.

  • Advertising and marketing

  • Full credit/reference checking of potential tenants
  • Collecting first months rent and deposit from the tenant
  • Arranging signature of the tenancy agreement
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Set-up fee 60% inc VAT(of the achieved first months rent)

Management Fee 12% inc VAT per calendar month, gross rents due

All services in our Letting Only & Rent Collection Service together with –

  • Twelve weekly property inspections
  • In house management service
  • Arrange routine maintenance using approved contractors
  • Landlord authorisation prior to works being undertaken
  • Conduct check out of the property at the end of the tenancy
  • Deposit release negotiations

Deposit Registration Fee: £30.00 (inc VAT)

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Preparing paperwork for Tenancy Deposit Scheme dispute £120.00 (inc VAT)

Contract Fee: £180.00 (inc VAT) Payable on initial tenancy and subsequent renewals

Safety Certification: The cost of safety certification and Energy Performance Certificate is levied by the approved supplier and payable by the Landlord.

Additional property visits: £30.00 (inc VAT)

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Submission of non-resident landlords receipts to HMRC £30.00 (inc VAT) quarterly

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Obtaining more than two contractors quotes £30.00 (inc VAT) per quote

Renewal Fee £180 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Court Attendance £120 (inc VAT) per hour
